Located at 123 2nd Avenue SE on the corner of 2nd Avenue SE and 2nd Street SE in downtown Minot, the 2nd Avenue Apartments are slated to bring 112 apartments over an entire floor of commercial and office space in a five story mixed-use building (the Central Park Building) in 2019 following the completion of a 166 unit 2-story covered parking structure and in coordination with the City's Central Park project. Once completed, you’ll find studio, one and two-bedroom apartments with high quality construction, stainless steel appliances, granite counters and downtown views from the upper floors. Amenities such as storage, community room, fitness room and game/entertainment spaces will be found in these modern downtown apartments.
Subject to approval and coordination with the City, the overall combined project would include:
Central Park Building – 124,000 mixed-use square feet, including 90,000 square feet for 112 units of housing (2nd Avenue Apartments), estimated to support 125 residents from a wide range of socio-economic groups, with rents ranging from $700 to $1,600 per month. Retail and Office space take up a majority of the 34,000 square foot Central Park Retail and Commercial Center which includes some amenity space for tenant use. Two-level parking structure with shared parking for the Y Commons building contains 166 parking spaces. This property is owned by Cypress and occupies the lots just behind its Y Commons building.
Central Park – Conversion of a sloped grass lot directly East of the Central Park Building location into Minot Field and Amphitheater, with a covered parking structures for ~300 spaces. This property is owned by the City of Minot.
A few years ago the City of Minot Planning Department reported that 9,426 parking spaces were needed for existing uses in downtown, but only 5,326 existed leaving a shortage in excess of 4,000 spaces. The Renaissance and Central Avenue parking structures meet a small portion of this need, adding just 448 spaces; more parking is still needed for in Minot’s downtown, and with the anticipated future growth, the need for parking will only increase.
The Central Park Project is a re-imagination of an existing underutilized park space that helps meet several critical needs, converting the area into:
Significant additional parking spaces (383 + covered , 83 surface)
A multi-purpose flat turf field and community park above Central Park’s underground parking sufficient in size to support sports activities such as football, soccer and baseball
An outdoor amphitheater for community events, concerts and entertainment
Approximately 124,000 square feet of brand new retail, office and residential spaces for a true mixed-use development that will continue the revitalization effort in downtown.
