Lease Opportunities Available 

Located on the North, West and South sides of the Central Avenue Parking Structure and its 224 parking spaces on three levels, Central includes several lease spaces totaling 13,350 square feet of retail space.  These spaces are located on both the P1 and P2 levels, with five stories of apartments to be built above.

Retail/Office Space Available

  • Space 1 – 10,055 SF of retail space

    • Lower Level (P2) - 7,520 SF, divisible

    • Upper Level (P1) - 2,535 SF

    • Available for move-in summer/fall 2017

  • Space 2 – 3,295 SF of office space

    • Level P1 - 3,295 SF, divisible

    • Available summer/fall 2017

Lease Space 1 has two levels – combined over 10,000 SF.  They can be connected or operated as separate spaces.

 

The lower space is 7,520 SF and can be subdivided into as many as 3 or 4 individual lease spaces ranging from a minimum of 1,000 SF up to the entire 7,520 SF.

 

The upper space can be combined with the lower level or operated as a stand-alone space.  A balcony on the NW corner provides an opportunity for indoor / outdoor seating (i.e. for a restaurant), with stairs connecting below to street access, plus access from the Lobby and the potential for an additional entrance directly into the parking structure.

Lease Space 2 is on the SW corner of the building with direct street access.  Garage type doors could be installed on the SW Corner (West side) proving an indoor/outdoor seating area. 

 

This space could be up to two (2) lease spaces.  With two spaces, a shared vestibule would be created between the spaces for access directly into the parking garage.  A set of shared restrooms or individual unisex restrooms would logically be placed on the shared dividing wall if two lease spaces are used here. 

 

The North space (if two spaces) would have access from the lobby, or could possibly have a direct street entrance added to the southern most area of the space (some steps would be required).

Lease Terms

 

  1. Lease Period: Five (5) years or longer

  2. Base Lease Rate: $18.00 to $20.00 PSF (per year) depending on space size, lease period, other terms

  3. CAMS to be determined, estimated at $3.00 to $4.50 PSF (per year)

  4. Tenant Improvements:

    • Allowance of $10.00 PSF, OR

    • Credit of $12.00 PSF over the life of the lease if tenant covers all TI Costs (i.e. a $19 PSF lease over 6 years would drop to $17 PSF)

  5. Grey Shell provided, includes windows and doors, rough-in for HVAC system
